Work begins on The Landing at 1001 NP; $30 million mixed-use building to open in summer 2022

Fargo-based Kilbourne Group has broken ground on the project with apartments, parking and restaurant space that is envisioned as another gateway to Fargo’s downtown area.

The project is called The Landing at 1001 NP, in a nod to the site’s historical roots as a planing mill served by a Northern Pacific railway spur.

The announcement of the groundbreaking for the project was made Wednesday, Oct. 14.

The Landing will include 154 studio, one-, two- and three-bedroom apartments, 5,000 square feet of ground floor restaurant space, and 217 parking stalls (underground, enclosed on-grade and surface parking).

Utility work and demolition of the buildings that once held The Nestor bar and Park Company realty began Wednesday. That will be followed by the excavation for underground parking. Pouring of concrete footings and installation of precast concrete will start in December and go through the winter. The building is scheduled to open in the summer of 2022.

The Landing is envisioned as a welcome to downtown as visitors enter from the 10th Street underpass. The neighborhood includes Wild Terra Cidery, Brew Bird, and the Historic Union, home to Pixeled Brewery and Rough Cut Social.

“We really wanted to establish a gateway to this evolving neighborhood,” said Deb Wendel-Daub, Kilbourne Group senior project manager. “We incorporated design elements on the exterior and interior to root the new project in the site’s history with the railroad, including a platform along the south side of the project which provides those apartment residents with an elevated outdoor deck area.”

The project includes five two-story walk-up units on the north side with private entrances, an outdoor patio for residents featuring grilling stations and lounge seating, and several other living units with direct access to the outdoors.

Kilbourne Group has partnered with West Fargo-based BC Contracting for construction.

“This project aligns with our core competency and passion: developing and building multifamily housing, both affordable and market rate, in Fargo-Moorhead, and around the country,” said Casey Jackson, vice president of BC Contracting. “We are eager to get started with transformation of this notable site over the next 20 months,”

Nate Lotvedt, the senior construction manager of Kilbourne Construction Manager, said that firm is “thrilled to be starting construction” on the project.

“This mixed-use project aligns with the goals of the Downtown InFocus plan by creating another great place to live downtown. We are grateful to add to the already exciting up-and-coming neighborhood,” Lotvedt said.

Kilbourne had initially announced its intent to redevelop the northwest corner of NP Avenue and 10th Street North in June of 2019.

Kilbourne Group is involved in several other high-profile projects in Fargo’s downtown.

The 18-story, $117 million Block 9 mid-rise tower is nearing completion on Broadway and Second Avenue North.

Meanwhile, work on the $20 million Kesler Building at 624 2nd Ave. N. began in August. The six-story Kesler, scheduled for completion in summer 2022, will have: nearly 9,000-square-feet of ground floor retail for five new businesses; 109 apartments on five floors; and two levels of parking (one underground) with 69 stalls.

Kilbourne Group is also a partner in the Mercantile Building project at Broadway and 4th Avenue North. Kilbourne Group is building the $20 million, six-story multi-use apartment and commercial part of the project. The city of Fargo is building a nearly 370-vehicle parking garage for $12 million to $13 million. Condominiums will be built by another party.
